    Enter the property value and select your down payment percentage (10% to 40%). The loan amount is calculated automatically — shown in green below the down payment selector. Banks typically lend 80-90% of the property value (LTV ratio). RBI mandates: up to Rs 30L property — 90% LTV; Rs 30L-75L — 80% LTV; above Rs 75L — 75% LTV.

    Set the interest rate using the 6 bank quick-select buttons (SBI, HDFC, ICICI, Axis, Kotak, PNB) showing current Apr 2026 rates, or type your own. Home loan rates in India are EBR-linked (External Benchmark Rate = RBI repo rate + spread) and change when the RBI changes the repo rate. Set your income tax slab to see the Section 24(b) and 80C tax benefit alongside the EMI.

    Select the loan tenure (5 to 30 years). Shorter tenure = higher EMI but far less total interest. The red callout shows the total interest as a percentage of the loan — a critical number to understand the true cost of the loan.
