HOW TO USE

  1. 1

Enter your initial investment — the amount you originally invested or paid for the asset.

  2. 2

Enter any additional costs such as transaction fees, maintenance, improvements, or taxes paid during the holding period. Leave at 0 if none.

  3. 3

Enter the final value — what the investment is worth now or what you sold it for.

  4. 4

Enter the holding period in years. The calculator shows your total ROI percentage, net profit, annualized ROI (CAGR), and investment multiple (how many times your money grew).

WORKED EXAMPLE

James bought a rental property for $200,000, spent $20,000 on renovations, and sold it 4 years later for $310,000. Total cost = $220,000. Net profit = $310,000 − $220,000 = $90,000. ROI = ($90,000 / $220,000) × 100 = 40.9%. Annualized ROI = (1.409^(1/4) − 1) × 100 = 8.97% per year. Investment multiple: 1.41× — James turned every dollar into $1.41.
