Prepaids are not closing costs, and quoting them together is why the number looks frightening. The $5,387 of interest, insurance and escrow here is money you would pay anyway — the lender is simply collecting it early. Adding it to the real fees inflates the headline by 55%, from $9,775 to $15,162. When comparing lenders, compare the $9,775: the prepaids are nearly identical whoever you borrow from.
Most of this is legally frozen once you have the Loan Estimate. $6,445 cannot rise by a cent. Another $2,225 may rise, but only by 10% as a group — $223 in total, not per item. So the most your costs can lawfully become is $9,998. If the Closing Disclosure exceeds that without a genuine changed circumstance, the lender must refund the difference within 60 days.

This is an estimate, not a Loan Estimate. Transfer taxes vary enormously by state and county and some jurisdictions charge nothing at all; title insurance is regulated in some states and competitive in others; and how many months of escrow a lender collects depends on when in the tax year you close. Use your actual Loan Estimate for the real figures, and this page to understand what you are looking at.
THE TABLE
Two of those bars behave quite differently. The deposit becomes equity the moment you own the house, and the prepaids are your own money held in escrow to pay your own bills. Only the closing costs leave and do not come back — which is why they are the only part worth shopping hard.

Open prepaids and escrow. Interest runs from your closing date to the end of that month, and the number of months of insurance and tax the lender collects depends on when in the tax year you close.
Compare lenders on the closing costs figure alone, never on cash to close. The deposit and prepaids are the same whoever lends to you, so including them hides the only part you can actually shop.
