This is an estimate, not a quote. Cash-out refinances are priced worse than rate-and-term ones because lenders see more risk in the leverage, and the adjustment is particularly harsh below a 720 credit score. Texas has its own rules under Section 50(a)(6) — an 80% cap regardless of loan type, a 2% limit on fees, a twelve-day wait, and no FHA or VA cash-out at all. And this converts equity into debt secured on your home, so it is worth being clear about what the money is for before signing.

The cap applies to the loan, not to the cash. Every programme limits the new balance as a share of the value, and your existing mortgage is paid out of that first. So two people with the same equity can release very different amounts depending on how much of it is already borrowed against.
